From Roof to Foundation, Inside and Outside
Inspection
Process
When
the inspector arrives he will talk with the client and present
the client a pre-inspection agreement form as well as a
copy of the Standards of Practice and Code of Ethics
for Licensed Home Inspectors. The inspection will begin
after this preliminary business is concluded.
Exterior
Inspection
During the exterior inspection the inspector
will examine the condition of:
- The
foundation - for visual cracks and signs of settlement.
(The effects the landscaping has on the foundation).
- The
siding, trim, exterior doors and windows
- for general condition and function.
- The
roof - chimney, flashing, valleys for evidence of
water penetration and materials used and general condition.
- The
gutters and downspouts
- for general condition and their effects on the structure.
- Driveways,
patios, decks, porches
- for general condition.
- Air
conditioning compressor.
- Service
entrance
of electrical power and utilities.
Interior
Inspection
During the interior inspection the inspector will examine
the condition of:
- Walls,
floors, ceilings, windows and doors - for general
condition and signs of moisture.
- Plumbing
system - check all visible fixtures, pipes, drains,
vents and hot water heater for operation.
- Electrical
system - service panel and visible wiring inspected.
Testing of all fighting switches, random testing of outlets
and testing of all GFCI devises.
- Heating
system - inspect the visible portions of the system
and check for operation.
- Air
conditioning system - inspect the visible portions
of the system and check for operation.
- Attic
- inspect visible roof sheathing, ventilation, insulation
and framing.
- Built-in
appliances
- checked for operation.
